You will find that not only does Sun City Palm Desert offer more recreation, fitness and socialization opportunities than any other active adult community in the Valley, but for any Valley community in our class we are probably the most affordable as well, and our homeowners' total recurring costs are among the lowest. Our home prices are very reasonable and our HOA fees are among the lowest for comparable communities. But don’t just compare HOA fees, as communities other than Sun City Palm Desert often have other recurring fees that can add up to thousands of dollars a year. Because Sun City Palm Desert is in unicorporated Riverside County, not in a city such as Indio or Rancho Mirage, this means there are NO extra city taxes or fees that you as a Sun City Palm Desert home owner will have to pay. Also, Sun City Palm Desert has NO Mello-Roos or Community Facilities District Fees (CFDs) - these are additional fees on their property tax bills some communities pay to fund improvements or services. As an example, both Sun City Shadow Hills and Del Webb Rancho Mirage have CFDs. The CFD fee at Shadow Hills is over $40 per month, that is an extra fee that owners at Sun City Palm Desert do NOT have to pay. At Del Webb at Rancho Mirage the extra fees on their property tax bills can be easily over $150 month, again extra fees that you as a Sun City Palm Desert owner do NOT have to pay. If you plan to play golf you will be pleased to know that if for example you average 50 rounds of golf a season, you will pay over $1,000 less each year with our lock rate plan than at Del Webb Rancho Mirage, and Sun City Palm Desert has no initiation fee, while Del Webb Rancho Mirage charges a $6,000 initiation fee for their golf plan at the Westin. Our HOA’s negotiations with Spectrum resulted in very significant savings for most Sun City Palm Desert homeowners in their Cable TV & Internet bills, while providing premium services in both categories. Some feedback indicates residents of Sun City Shadow Hills, Four Seasons, Del Webb Rancho Mirage and other 55+ communities pay up to $200 a month and more for premium Cable TV & Internet. Currently Sun City Palm Desert residents pay about $100 to $150 per month LESS than residents at most other 55+ communities in the Valley for premium Cable TV and Internet. Comparing SCPD to nearby competing active adult communities in our class, if you combine the per month savings in property tax bills, with some savings on Cable TV & Internet bills at other communities, no city utility taxes and lower HOA fees than most, Sun City Palm Desert home owners save about $100 to over $300 a month or more. On top of those savings Sun City Palm Desert has very low costs for other services as well. In summary Sun City Palm Desert has: • Very reasonable home prices • Among the lowest HOA fees in the area. • The lowest property tax bill rates in the Valley. • No Mello-Roos or Community Facilities District Fees (CFDs); unlike Del-Webb Shadow Hills and Rancho Mirage which both have expensive additional CFD fees. • Ultra low monthly fee for premium cable TV and Internet service. This may save our residents $100 a month or more. • Very low fees for pest service and golf course glass breakage coverage. • IID electric service; which is much lower cost than Edison resulting in lower air conditioning and electric bills. • No city utility taxes that Indio and some other Valley residents have to pay.
